Terms & Conditions.

  1. Booking and Payment. A 25% non-refundable deposit is payable to secure your booking. The balance is due 6 weeks prior to the first day of your holiday together with a refundable security deposit of £250.00 . For bookings made less than 6 weeks in advance, full payment and the refundable security deposit is required at the time of booking. Once the booking is confirmed following receipt of the 25% non-refundable deposit you are then contracted and responsible for the balance of the hire charge when it becomes due. Bookings made through our online booking system are provisional until confirmed by 2 Headland Place

  2. Bookings are accepted on condition that no more than the maximum number of persons as indicated on the booking form shall use the property, except by prior agreement in writing.

  3. Period of Let. The Let will commence at 4pm on day of arrival and will terminate at 10am on day of departure. The property is let for holiday purposes and only to the persons named on the booking form.

  4. We operate a strict ‘No Smoking’ Policy.

  5. Pets. 1 well behaved house trained dog welcome. All we ask is for Dogs to remain downstairs at all times (a stair gate is provided), you don’t allow them to sit on the sofas or any soft furnishings and they are not left alone in the property at anytime. Dog bedding must be provided by the hirer. Outdoors - you must never allow your pet to defecate in areas where children may play. Failure to clean up after pets and not adhering to the rules outlined above will be heavily surcharged.

  6. Services. Electricity, heating, bed linen and towels are included in the hire charge. Bedding for cot is not provided and you will need to supply your own together with beach towels. Please do not take any towels from Headland Place to the beach.

  7. Breakages or Damage. For the benefit of the next guests staying at the property, please advise us of any breakage or damage that occurs during your stay. We understand accidents do happen and we do not charge for minor breakages if reported in the book at the property during your stay so we can prepare for our next guests. However we reserve the right to deduct from your security deposit any damage that is caused as a result of reckless or deliberate misuse. In making a booking you accept responsibility for any theft, breakage or damage caused by you or any member of your party and agree to indemnify us in full for any loss that we may incur as a result. A refundable security deposit of 25% of the total hire fee is required and will be returned within 14 days of the end of your holiday, less the cost of damage/breakages to the bank details provided on your booking form.

  8. Care of the Property. It is the Client’s responsibility to take reasonable and proper care of the property, its furniture, pictures, fittings and effects in and around the property and leave them in the same clean and tidy condition and state of repair as they found them.

  9. Barbecue. Please use the designated barbecue utensils and clean the barbecue after use.

  10. Please make sure you switch off lights, heating, air conditioning or any electrical appliances when you go out.

  11. This property is privately owned. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own house.

  12. Parking is available at the property for up to 2 cars. Please park your vehicle in the designate parking space ensuring cars to dot block access to the garage.

  13. Garage. The garage is not included in the booking of 2 Headland Place. The garage is used for maintenance and storage and will be accessed on occasion via the main garage door only.

  14. WiFi. Wifi connection is provided at 2 Headland place and is superfast Broad Band. However the connection is not guaranteed as the connection is not guaranteed by the ISP (Internet Service Provider)

  15. Any problem or complaint which you may have concerning your holiday must be immediately reported directly to us and we will endeavour to put matters right. Any complaints not reported to us at the time and only reported after you have returned from your holiday will not be considered by the proprietor.

  16. Availability. If the property cannot be made available for the period booked due to events beyond the Owners’ control and the Owners are forced to cancel the booking, the total hire charge will be refunded in full and the Client will have no further claim against 2 Headland Place.

  17. Cancellations. All cancellations must be notified in writing. If you cancel your holiday more than 6 weeks before it is due to start, then your deposit will be forfeited. If you cancel less than 6 weeks before the holiday, then the full balance remains due and is not refundable. 2 Headland Place will seek to re-let the property for the hire period. If successful in doing so, a full refund will be issued minus the non-refundable 25% deposit.

  18. We strongly advise that you take out comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.

  19. Liability. The property owner cannot be held responsible for any accident, loss or damage which may be sustained by any hirer, member of the party, or visitor, or their property however caused.

  20. Bookings cannot be accepted from persons under eighteen years of age.

  21. The owner reserves the right to refuse a booking without giving any reason.

  22. We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.

  23. Contract of Hire. This Contract of Hire is between the Client and the owners of the property. Please note that by signing the booking form and booking with the deposit/hire charge paid, you have accepted these terms and conditions. You must ensure that ALL members of your party understand and comply with these terms and conditions. A legally binding contract has been entered into. We reserve the right to demand the immediate departure of any guests who fail to comply with these Terms & Conditions and for conduct deemed to be detrimental to the property.

  24. We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
